Which taxing units appear on a McKinney tax bill?
A typical McKinney bill includes the City, Collin County, a school district and Collin College. For the 2025 tax year, the Collin County Tax Assessor-Collector lists these rates per $100 of value: City of McKinney $0.412284, Collin County $0.149343, McKinney ISD $1.1043 and Collin College $0.08122.
If your address is in another district, the school line changes. For 2025, Frisco ISD was $1.0194, Allen ISD $1.1258 and Prosper ISD $1.2141. The City kept its $0.412284 rate for 2026-27; other units set 2026 rates in the fall.
What homestead exemptions can McKinney owners claim?
School districts must exempt $140,000 of a homestead's value, plus $60,000 more for owners 65 or older or disabled. Collin County exempts 5% of value, at least $5,000. Collin College exempts 20%, at least $5,000.
The City of McKinney has no general homestead exemption, but it exempts $90,000 for owners 65 or older or disabled. File with the Collin Central Appraisal District once the home is your principal residence.
How does the 10% homestead cap work?
Once your homestead exemption is in place, the appraised value used for taxes generally cannot rise more than 10% a year, plus the value of new improvements. The cap starts the year after you first qualify. In your first year, the tax is based on full appraised value.
What could a McKinney tax bill look like?
This example uses a $400,000 homestead in McKinney ISD, inside city limits, with no MUD or PID and 2025 rates. County: $380,000 taxable, about $568. City: $400,000 taxable, about $1,649. McKinney ISD: $260,000 taxable, about $2,871. Collin College: $320,000 taxable, about $260.
That totals about $5,348 for the year. Your bill will differ with your value, district, exemptions and any special district. Plug your own numbers into the mortgage calculator.
How do you protest your appraised value?
The usual deadline is May 15 or 30 days after the appraisal district mails your notice, whichever is later. You can file online with the appraisal district, and an Appraisal Review Board hears the case. Bring recent sales and photos of any condition issues.
How do MUDs, PIDs and MMDs change the bill?
A MUD adds its own tax rate, and a PID adds an annual assessment that repays improvement bonds. McKinney also has municipal management districts, such as Honey Creek. The seller must give written notice before you sign on a home in a MUD or PID.
Collin County's 2025 list shows several MUDs at rates from $0.80 to $1.20 per $100, so always check the account. These districts are most common in new communities; see new construction homes in McKinney and the full cost of living in McKinney.
