Where is new construction in Fort Worth?

Walsh is a 7,200-acre community inside Fort Worth on the far west side, served by Aledo ISD. Its developer lists more than 32 miles of trails and 2,300 acres of open space. Walsh is covered by PID 16, and nearby Veale Ranch has its own PID.

Far north Fort Worth grew around AllianceTexas, a 27,000-acre development, with mostly newer single-family subdivisions. The southwest adds newer communities along the Chisholm Trail Parkway, and Rock Creek Ranch also has a PID.

How should I work with a builder?

Bring your own agent to your first visit. Some builders require your agent to register at that first visit, and the sales staff represent the builder.

A builder may use its own contract rather than TREC's New Home Contract forms. Read the deposit, the completion date, allowed changes and the warranty terms before you sign. Ask what each warranty covers and for how long, in writing.

Do I need inspections on a brand-new home?

Yes. Schedule a third-party inspection at the pre-drywall stage, when framing, plumbing and wiring are still visible, and another before closing. Then ask for a walk-through before the builder's warranty period ends.

Fort Worth Development Services permits and inspects the work, but a private inspector works only for you.

How do builder incentives work?

Builders sometimes offer credits toward closing costs, rate buydowns or upgrades, often tied to their preferred lender or title company. Compare the total cost with an outside lender quote before you choose.

What do PIDs and MUDs add to the cost?

Many new Fort Worth communities sit in a Public Improvement District, which adds a yearly assessment. MUDs add a tax rate, and the seller must give you written notice under Texas Water Code Section 49.452.

Common questions

Where are new homes being built in Fort Worth?

Mostly on the edges: Walsh and Veale Ranch on the west side, the Alliance corridor in the far north, and communities along the Chisholm Trail Parkway in the southwest. Check each community's PID and HOA costs.

Should I bring my own agent to a Fort Worth builder?

Yes. The builder's sales team represents the builder. Bring your agent to the first visit so they can help with the contract, inspections and negotiation.

Do new Fort Worth homes have PID assessments?
