The downtown River District mixes condos, apartments and older homes. It is the most walkable part of Fort Myers. Condos and townhome-style units also appear in planned communities south and east of the city.
Downtown is riverfront. During Hurricane Ian, the downtown tide gauge read 7.26 feet above the normal high-tide line. Water flooded city streets. Ask how the building fared and what was repaired. Also ask how the association insures against flood.
What does Florida's condo safety law require?
Condo and co-op buildings three or more habitable stories tall need a milestone inspection. The first comes at 30 years of age, then every 10 years after. A local agency can set the first one at 25 years. Phase 1 is a visual review. Phase 2 follows only if it finds substantial deterioration.
Associations with buildings of three or more stories must also complete a structural integrity reserve study (SIRS). They must do one at least every 10 years. Before you sign, ask for both reports and the current reserves. Also ask about any planned or approved special assessments.
What should I check about condo fees, reserves and rentals?
Monthly fees usually cover building insurance, reserves, upkeep and shared amenities. Ask what the master insurance policy covers, since you will insure the interior separately. Ask whether flood coverage is included, too.
Read the declaration and rules before you commit. Many associations limit rentals. They may set a minimum lease length, a waiting period after purchase or an approval process. Ask about pets, parking and any application fees, too.
