The pros and cons of moving to Lehigh Acres come from its size and location. It is a large, inland, unincorporated community east of Fort Myers. Here is a balanced list to weigh before you pick a street.

Pro: a large community with many single-family homes

Lehigh Acres had 114,287 residents in the 2020 Census, spread across about 93 square miles. It offers a wide range of single-family homes, from older streets to newer subdivisions.

Many older streets have no HOA. That gives owners more freedom over sheds, fences and paint colors. Newer subdivisions offer shared rules and amenities.

Pro: inland, away from coastal surge

Lehigh Acres is inland, so wind, heavy rain and standing water are bigger storm concerns than coastal surge. You still need to check your flood zone and evacuation zone for every address.

Pro: its own hospital and county parks

HCA Florida Lehigh Hospital is on Lee Boulevard. Lehigh Acres Park has the community pool and sports fields. Veterans Park and Recreation Center adds a gym, splash pad and skate park.

Lehigh Acres Trailhead Park adds a half-mile paved trail around a restored prairie.

Pro: preserves close by

Wild Turkey Strand Preserve lies just south. It covers about 3,105 acres and has a boardwalk. Caloosahatchee Regional Park is a short drive north in Alva.

Pro: no state income tax

Florida does not impose a personal income tax. Homeowners who live here full time can file for homestead and benefit from the 3% Save Our Homes cap.

Con: a long average commute

The Census Bureau's average commute for Lehigh Acres workers is 38.2 minutes, longer than in Fort Myers or Cape Coral. Interior streets can be several miles from a grocery store.

LeeTran runs bus routes and its on-demand ULTRA service here, but most households still rely on a car.

Con: wells, septic and drainage to manage

Many homes use a private well and septic system, which the owner maintains. Low areas can hold water after heavy rain, so check drainage in person.

Budget for a well water test and septic inspection before closing, and for pumping and repairs over time.

Con: storms still reach inland

Hurricane Ian crossed Lee County as a major hurricane in 2022. In 2024, Milton set off 45 tornadoes across southern and central Florida. Hurricane season runs June 1 to November 30.

Check your evacuation zone and flood zone for each address, and ask for a wind mitigation report.

Con: no city government
