What kinds of homes are for sale on Sanibel?
Building on Sanibel follows the Sanibel Plan, the city's comprehensive plan. It keeps the island low-rise and protects its preserves. Which parts of Sanibel should I search first?
The east end near the causeway and lighthouse gives the shortest drive to Fort Myers. Mid-island, around Periwinkle Way and Tarpon Bay Road, puts you near shops, the Recreation Center and the school.
Gulf-front streets put you on the beach, with the highest surge risk. The west end along Sanibel-Captiva Road sits near the Ding Darling refuge, Bowman's Beach and Blind Pass.
What buying tips are specific to Sanibel?
Use the city's Forerunner portal to look up the flood zone. It also shows any elevation certificate on file. Ask whether the home was substantially damaged, and whether all permits are closed.
Every Sanibel building permit gets a 50% rule review. It is based on the depreciated value of the structure before the storm. Since June 2026, Ordinance 26-009 lets ground-level homes elevate up to ten feet above grade. This applies regardless of height limits. So it is worth pricing what it would cost to raise an older home.

Common questions
Has Sanibel recovered from Hurricane Ian?
Sanibel has made major progress, but recovery goes on. Since Ian, the city has adopted or proposed more than 50 ordinances to support rebuilding. Visit in person, and review each property's permits and elevation.
Can I elevate an older home on Sanibel?
Often, yes. In June 2026, Ordinance 26-009 allowed ground-level homes to elevate up to ten feet above grade. This applies regardless of height limits. Ask the Building Department about a specific address.
How do I get to Sanibel?
The Sanibel Causeway from McGregor Boulevard in Fort Myers is the only road link. The toll is $6.00 for a two-axle vehicle with a transponder. It is collected only on the way onto the island.
