Where is new construction in Arlington?

Viridian's developer lists about 850 acres of open space and lakes, five pools at its lake club and a sailing center. It also lists trail links to River Legacy Park. Homes there are newer builds from several builders, and an HOA applies.

How should I work with a builder?

Bring your own agent to the first visit. The builder's sales staff work for the builder. Some builders require your agent to register at that first visit.

A builder may use its own contract instead of TREC's New Home Contract forms. Before you sign, review the deposit, completion date, change orders and warranty. Get warranty terms in writing.

Which inspections should I schedule?

Book a third-party inspection before drywall goes up, while framing, plumbing and wiring are in view. Book a final inspection before closing. Ask for a follow-up walk-through before the builder warranty period ends.

The city inspects for code, but your own inspector works only for you.

How do builder incentives and HOAs work?

Builders sometimes offer closing-cost credits, rate buydowns or upgrades. These are often tied to a preferred lender. Compare the full cost with a quote from an outside lender.

Ask for the HOA dues, deed restrictions and any pending special assessments. Say you buy a resale in the same community. Texas Property Code Section 207.003 says the HOA must deliver a resale certificate within 10 business days of a written request.

Do MUDs or PIDs apply to new Arlington homes?

Ask. A MUD (municipal utility district) levies its own tax to repay water, sewer and drainage bonds. A PID charges a fee for local improvements. The seller must give written notice before you sign.
