The pros and cons of moving to Grapevine, TX come from its location between DFW Airport and Grapevine Lake. You get a historic downtown, lake access and rail to the airport, along with aircraft noise in some areas and busy festival weekends. Here is a balanced look.

Pro: a historic Main Street

Historic Main Street is protected by a local preservation ordinance and served by the Grapevine/Main Street TEXRail station. It hosts GrapeFest in September and Main Street Fest in May, and the Grapevine Vintage Railroad departs from downtown.

Pro: Grapevine Lake on the north side

Grapevine Lake covers about 7,280 acres with roughly 60 miles of shoreline and three marinas. Meadowmere Park has a 288-acre site with a beach, and the Northshore Trail follows part of the shoreline.

Pro: rail and airport access

TEXRail links Grapevine to DFW Airport Terminal B and downtown Fort Worth, and DART's Silver Line also serves DFW Airport North. The Census Bureau puts the average commute at 22.3 minutes.

Pro: a lower city tax rate this year

Grapevine cut its city rate 4.4% to $0.226817 per $100 for FY 2027. Community Impact reported in 2022 that the City approved a tax freeze for owners 65 and older and disabled owners.

Pro: no state income tax

Texas has no personal income tax, which can offset part of your property tax bill in the overall budget.

Con: aircraft noise near the airport

Grapevine includes a larger portion of DFW Airport than any other city. Its zoning applies Airport Noise overlay districts, AN-A through AN-D, with noise insulation requirements. DFW runs a 24-hour noise hotline at 972-973-3192.

Con: visitor crowds and festival traffic

Main Street, Grapevine Mills and the Gaylord Texan draw large crowds, and festivals bring road closures. The Texas Senate named Grapevine the Christmas Capital of Texas, and the city holds hundreds of holiday events.

Con: fewer new-home options
