What is it like to live in Grapevine?

Grapevine is a mid-size suburb in northeast Tarrant County, with small pieces in Dallas and Denton counties. It includes a larger share of DFW International Airport than any other city. Grapevine Lake, a U.S. Army Corps of Engineers reservoir, borders the north side.

The heart of town is Historic Main Street. A local preservation law protects it, and the Grapevine/Main Street TEXRail station serves it. Outside downtown, daily life is mostly by car. The city also hosts large visitor draws like Grapevine Mills and the Gaylord Texan. Check address-level walkability on Walk Score.

Which parts of Grapevine should I look at?

Start with the historic core around Main Street if you want older homes near restaurants, festivals and the train. Look north toward the lake if parks, trails and boat ramps matter most. In Northwest Grapevine, some addresses fall in Carroll ISD. Some get power from Tri-County Electric Cooperative.

The SH 121 and SH 114 corridors near the airport hold Grapevine Mills, hotels and offices. Neighborhoods sit back from the highways. Residential zoning ranges from 7,500-square-foot lots to 20,000-square-foot lots, so lot size varies by district. Near the airport, the city applies Airport Noise overlay districts.

How do I get around from Grapevine?

SH 114 and SH 121 are the main highways. They connect you to Dallas, Fort Worth, Southlake and the airport. TEXRail stops at Grapevine/Main Street and at DFW Airport North, then continues to Terminal B. Since October 2025, DART’s Silver Line also serves DFW Airport North.

The Census Bureau puts Grapevine’s average commute at 22.3 minutes. Most errands still need a car. But the train is a handy way to reach the airport or downtown Fort Worth without parking.

How do schools work in Grapevine?

Grapevine-Colleyville ISD serves most of Grapevine, and Carroll ISD serves part of northwest Grapevine. In GCISD, students attend the campus assigned to their home address, and the district publishes attendance-area maps. Under a 2025 policy update, most moves between schools inside the district are on hold, with few exceptions.

GCISD also runs the Collegiate Academy at TCC Northeast, which has its own application. Review official ratings on TXschools.gov, and verify school assignment for any address directly with the district.

What is there to do in Grapevine?

Grapevine Lake covers about 7,280 acres, with marinas, parks and the Northshore Trail. Meadowmere Park has a beach and a floating obstacle course. Near downtown, the Botanical Gardens at Heritage Park and the 1859 Nash Farm are free to visit.

Main Street hosts GrapeFest in September and Main Street Fest in May. The Texas Senate named Grapevine the Christmas Capital of Texas in 2009. The city holds hundreds of holiday events. The Grapevine Vintage Railroad runs from downtown to the Fort Worth Stockyards. For daily workouts, The REC of Grapevine has fitness rooms and a pool center at resident rates.

What costs should I plan for in Grapevine?

Texas has no personal income tax, and Grapevine’s city rate is $0.226817 per $100 for FY 2027. The city notes that most of a typical bill goes to the school district. Smaller shares go to Tarrant County, JPS Health Network and Tarrant County College. GCISD’s 2026–27 rate is $0.8686.

File for the homestead exemption with the Tarrant Appraisal District once you move in. Budget for home insurance that covers hail. Ask whether the address sits in an Airport Noise district or in a FEMA flood zone near the lake.

Is there airport noise in Grapevine?

Grapevine includes a larger part of DFW Airport than any other city. So flights are part of life in some areas. Near the airport, the city’s zoning rules add Airport Noise overlay districts. These call for extra noise insulation. DFW also offers a noise tracker and a 24-hour noise hotline at 972-973-3192.

Can I take a train from Grapevine?
