What is it like to live in Frisco, Texas?

Frisco is a large, fast-growing city on the Dallas North Tollway, split between Collin and Denton counties. The Census Bureau counted 200,509 residents in 2020 and estimated 236,955 by July 2025. It is known for major sports and entertainment venues and for newer master-planned neighborhoods. About two-thirds of homes are owner-occupied, according to Census data. The average commute is 28.6 minutes.

Daily life is suburban and car-based, organized around the tollway and SH 121 corridors. The south and central parts are mostly built out. The north still has active new building, including the Fields development around PGA Frisco.

Which parts of Frisco should you look at?

Central Frisco, near the Rail District and Frisco Square, offers the city's historic downtown and City Hall. The southern tollway corridor holds The Star, Toyota Stadium and many established neighborhoods, including gated Starwood. East Frisco includes Panther Creek and newer developments near PGA Parkway and Coit Road.

Most new building is in north and west Frisco, toward US 380 and FM 423. This includes Fields, Phillips Creek Ranch and Hollyhock. West Frisco lies partly in Denton County, where Lewisville and Little Elm ISDs serve some areas. Prosper ISD serves part of the Collin County side.

How do you get around from Frisco?

The Dallas North Tollway and the Sam Rayburn Tollway (SH 121) carry most commutes. Preston Road, US 380 and FM 423 are major non-toll routes. The Frisco EDC lists DFW Airport as 25 miles away.

Frisco has no DART rail. DCTA's GoZone on-demand rideshare covers about a third of the city on weekdays and connects to DART's Northwest Plano Park & Ride. A free Rail District Boxcar circulator is being piloted downtown.

How do schools work in Frisco?

Frisco ISD serves most of the city, and Prosper, Lewisville and Little Elm ISDs serve parts of it. Frisco ISD assigns schools by zone, and it says some campuses at capacity send new students to a nearby school. It also offers in-district transfers when space allows and an IB Diploma Programme at Frisco High School.

What is there to do in Frisco?

Frisco hosts the Dallas Cowboys' headquarters at The Star. FC Dallas plays at Toyota Stadium, home of the National Soccer Hall of Fame. The Frisco RoughRiders play at Riders Field, and the Dallas Stars practice at Comerica Center. PGA of America's headquarters and the Universal Kids Resort, which opened July 1, 2026, are in the north.

The City has more than 60 parks. The Frisco Discovery Center houses the National Videogame Museum. The free Frisco Heritage Center keeps historic buildings and a steam train engine.

What costs should you plan for in Frisco?

The City's property tax rate is $0.425517 per $100 of value, unchanged for fiscal 2026-27. The City gives a 20% homestead exemption and $80,000 more for owners 65 and older or disabled. Your bill also includes your county, your school district and, in Collin County, Collin College.

Homes in the Denton County part of Frisco receive statements from both county tax offices. Planned communities usually carry HOA dues. The CoServ electric co-op serves parts of the city, so confirm the utility.

Do I need a water softener in a new Frisco home?

It is a personal choice rather than a requirement. Frisco buys treated water from the North Texas Municipal Water District, which draws mainly from Lavon Lake and Bois d'Arc Lake. If you are building, decide on softener pre-plumbing with the builder before the walls are closed.

What is the property tax rate in Frisco?

The City of Frisco's rate is $0.425517 per $100 of value, and the Council kept it for fiscal 2026-27. Your county, school district and, in Collin County, Collin College add their own rates. The City gives a 20% homestead exemption, and school districts must exempt $140,000.

Which school district serves my Frisco address?

Should I buy a resale in Frisco or build new?

A resale in south or central Frisco usually puts you closer to older shopping areas and the tollway. It also comes with a known tax history. New homes are mostly in north and west Frisco. They have newer systems, but also more building nearby and HOA or district costs to confirm. Compare full monthly costs and commute times for both.

Can I choose a different Frisco ISD school than my zoned campus?

Frisco ISD accepts in-district transfer requests for grades K–9 when space allows, during set windows each school year. Newly enrolled students may request a transfer within two weeks of enrolling. Some full campuses are closed to new students, who then enroll at a nearby campus. Check your address before you buy.

How far is Frisco from DFW Airport?

The Frisco Economic Development Corporation lists DFW Airport as 25 miles away. Most drivers use the Sam Rayburn Tollway (SH 121) toward the airport. Travel time depends on where you live in Frisco and on traffic.
