What is it like to live in Grand Prairie, Texas?

Grand Prairie is a long, narrow city in the middle of the Metroplex. The city describes it as about 26 miles long and about eight miles across at its widest. Its eastern edge is roughly 12 miles from downtown Dallas, and its western edge about 15 miles from Fort Worth.

The north end is dominated by the Great Southwest Industrial District and quick access to DFW Airport. The south end wraps around Joe Pool Lake, where newer subdivisions have grown fast. Census estimates show the population up 6.8% from 2020 to 2025.

About 58.7% of homes are owner-occupied, according to the Census. Homes range from older ones near downtown to new construction by the lake. Because the city crosses four counties, check which county an address is in before you compare tax bills.

Which parts of Grand Prairie should I look at?

Choose by direction first. North Grand Prairie, around I-30 and SH 360, is closest to DFW Airport and the industrial district. Central Grand Prairie, along Main Street and I-20, has downtown, older neighborhoods and many entertainment venues.

How do you get around Grand Prairie?

Most people drive. I-30 and I-20 cross the city east to west, and SH 161 (the President George Bush Turnpike) and SH 360 run north to south. Belt Line Road is a major local route. Census data puts the average commute at 28 minutes.

How do schools work in Grand Prairie?

Six school districts serve parts of the city: Grand Prairie ISD, Arlington ISD, Mansfield ISD, Cedar Hill ISD, Irving ISD and Midlothian ISD. Grand Prairie ISD has been an open enrollment district for 15 years and offers schools and programs of choice.

What is there to do in Grand Prairie?

Joe Pool Lake covers about 7,500 acres. The city runs Lynn Creek Park, about 784 acres on its northwest shore, and Loyd Park for camping. Grand Prairie maintains over 50 parks, two golf courses and the EpicCentral recreation complex with Epic Waters indoor waterpark.

Entertainment venues include Lone Star Park for horse racing, the Texas Trust CU Theatre for concerts, Traders Village and the seasonal Prairie Lights display. A farmers market runs downtown on Main Street.

What costs should I plan for in Grand Prairie?

Texas has no state income tax, so property taxes matter most. Your appraisal district depends on your county: Dallas Central, Tarrant or Ellis. File your homestead exemption once you move in; school districts must exempt $140,000 of a homestead's value.

Many Grand Prairie neighborhoods sit in a Public Improvement District, which adds an assessment for landscaping, lighting, fencing or sidewalks. You also choose your electricity plan on Power to Choose. Budget for summer cooling, a hail-ready roof and insurance, and HOA dues where they apply.

Each spring your appraisal district mails a value notice, and you can protest, generally by May 15 or 30 days after it was mailed.
