Living in Southlake, TX means a suburb of mostly single-family homes between DFW Airport and Grapevine Lake. It is built around a walkable town center. What is it like to live in Southlake?

Southlake is a compact suburb in northeast Tarrant County, with a sliver in Denton County. Almost all homes are owner-occupied single-family houses; the Census Bureau puts the owner-occupancy rate at 94.6 percent. Daily life centers on Southlake Town Square, which holds Town Hall, the public library, shops, restaurants, parks and a hotel.

Outside Town Square, Southlake is car-dependent. There is no bus or rail service inside city limits, and the nearest train station is Grapevine/Main Street on TEXRail. DFW Airport and Grapevine Lake are both next door, which shapes commutes, recreation and noise. Check any address on Walk Score if walkability matters to you.

Which parts of Southlake should I look at?

Southlake is small, so the choice is less about distance and more about lot size, school district and airport noise. The central corridor around Town Square and Southlake Boulevard puts you closest to shops and city services. North Southlake sits near Bob Jones Park, the nature preserve and Grapevine Lake.

East Southlake, near SH 114 and Kimball Avenue, is closest to Grapevine and the airport. The west side borders Keller and Westlake, where district lines and electric providers can change from one street to the next. The city also divides itself into 11 SPIN neighborhood districts, which helps when reading city notices.

How do I get around from Southlake?

The main roads are SH 114 and SH 26, plus Southlake Boulevard (FM 1709) and FM 1938. SH 114 connects you east toward DFW Airport and Irving, and west toward Alliance. Most trips are by car.

For rail, drive to Grapevine/Main Street station and ride TEXRail to DFW Airport Terminal B or to downtown Fort Worth. DFW Airport covers 17,183 acres between Dallas and Fort Worth, and its runways sit just southeast of Southlake.

How do schools work in Southlake?

Four public districts serve parts of Southlake. Carroll ISD serves the majority of the city, while Grapevine-Colleyville ISD, Keller ISD and Northwest ISD serve smaller areas. A Southlake mailing address does not guarantee Carroll ISD.

Carroll ISD registers students only at their zoned campus, and it offers an attendance-zone search map. Transfers are handled under board policy. Review official accountability ratings on TXschools.gov, and verify school assignment for any address directly with the district.

What is there to do in Southlake?

Southlake Town Square is the main gathering place, with Family and Rustin Parks in front of Town Hall. Bob Jones Park covers nearly 500 acres with sports fields, a pond, an equestrian area and a dog park. Next to it, the Bob Jones Nature Center and Preserve has more than 20 miles of hiking trails.

Champions Club at The Marq Southlake is the city’s fitness and aquatics center. Grapevine Lake, a U.S. Army Corps of Engineers reservoir, is minutes away for boating and trails. Historic Main Street in Grapevine is a short drive.

What costs should I plan for in Southlake?

Texas has no personal income tax, so property taxes are the main local cost. The city rate is $0.29 per $100 of value for FY 2027, and the city offers a 20 percent homestead exemption. Carroll ISD’s 2026–27 rate is $0.9269. Tarrant County, the hospital district and the college district add their own rates.

Budget for homeowners insurance that accounts for hail, and ask about the roof. Some addresses are served by Tri-County Electric Cooperative instead of Oncor, which affects whether you can shop for electricity plans. Also ask whether the property sits under the DFW noise cone.

Not from inside the city. The nearest station is Grapevine/Main Street on TEXRail, which runs to DFW Airport Terminal B and downtown Fort Worth. There is no bus or other public transit within Southlake city limits.
