Lee County · FL

Pros and cons of moving to Alva

The pros and cons of moving to Alva come down to space and outdoor access on one side, and distance, rural systems and storm planning on the other. This balanced list helps you decide whether rural eastern Lee County fits your plans. For more on daily life, read the Alva community guide.

Pro: room for land, animals and outbuildings

Alva offers homes on acreage and rural lots, and some parcels allow animals and barns. Zoning and deed restrictions decide what is allowed, so check them for each property.

Pro: some of Lee County's largest preserves

Bob Janes Preserve is Lee County's largest conservation preserve at 5,895 acres. Caloosahatchee Regional Park covers 768 acres with more than 20 miles of hiking, biking and equestrian trails, and Hickey Creek Mitigation Park adds a kayak landing.

Pro: life along the Caloosahatchee

Riverfront and creek-side lots offer water views and boat access. They also need the closest flood review, so budget time for it.

Pro: a K-8 public school in the community

The district's Alva School serves kindergarten through 8th grade. See Alva school ratings and districts for how assignment works.

Pro: no state income tax

Florida's constitution bars a state tax on personal income beyond the federal credit. Property taxes and insurance still count; see the cost of living in Alva.

Pro: a shorter route west from Olga

Olga, on Alva's western edge, sits between Alva and the I-75 corridor. That shortens drives to Fort Myers compared with homes farther east on North River Road or Palm Beach Boulevard.

Con: few services inside Alva itself

There is no library branch in Alva; the closest include the Riverdale and East County Regional libraries. Most shopping, dining and events mean a drive west or south.

Con: longer drives for everything

Groceries, jobs and hospitals are mostly west toward Fort Myers or south toward Lehigh Acres. The closest hospital is HCA Florida Lehigh Hospital, and LeeTran's routes concentrate farther west.

Con: wells, septic and your own maintenance

Many properties rely on a private well and septic system. Testing, pumping and repairs are the owner's job.

Con: internet and cell service vary

Coverage can differ from one rural road to the next. If you work from home, confirm service at the exact address before you commit.

Con: storms, outages and river flooding

Hurricane season runs June 1 to November 30. Inland storms bring wind, heavy rain and high water along the river and creeks, so plan for power outages and flood insurance.

Common questions

Is Alva a good fit for buyers who want land?

It often is, because Alva offers acreage and rural lots in Lee County. Check zoning, deed restrictions, well and septic, and internet for each parcel before you commit.

How far is Alva from shopping and hospitals?

Expect to drive. Everyday shopping is in Lehigh Acres, Buckingham and east Fort Myers, and the closest hospital is HCA Florida Lehigh Hospital. Time the trips from any home you consider.

Does Alva flood?

Some properties near the Caloosahatchee and its creeks sit in flood zones. Ask for the elevation certificate, the FEMA flood zone and a written flood quote for each property.
