Living in Alva, Florida means rural life on the Caloosahatchee River in east Lee County. You get larger lots and big county preserves, but most shops and jobs are a drive away. What is it like to live in Alva?

Alva is a rural, unincorporated community on the Caloosahatchee River, located in eastern Lee County, upriver from Fort Myers. The Census Bureau's Alva census-designated place covers about 17.5 square miles of land. The area around it mixes homes on acreage, river lots, farmland and protected preserves.

Daily life here runs on a car and a longer drive to groceries, jobs and hospitals. Walkability is low; check any address on Walk Score if it matters to you. The payoff is space, with some of the county's largest parks and preserves nearby.

Which parts of Alva should I look at?

North River Road runs along the north side of the river. It passes Alva Park, Caloosahatchee Regional Park and the way into Telegraph Creek and Bob Janes preserves. Palm Beach Boulevard (SR 80) follows the south side. It passes Hickey Creek Mitigation Park and is closer to Buckingham and Lehigh Acres.

Lots on the river or a creek have water views, but they need flood checks. Inland acreage gives you room for animals and outbuildings if zoning allows. Read the area notes below, then browse homes for sale in Alva.

How do people get around and commute from Alva?

Most trips head west on North River Road or Palm Beach Boulevard toward I-75 and Fort Myers. Plan extra time for shopping, school runs and doctor visits. Drive any commute at rush hour before you buy.

LeeTran's bus network is centered on the city areas to the west, so you will need a car here. Southwest Florida International Airport (RSW) is southwest of Fort Myers. It has nonstop flights to more than 75 places.

How do schools work in Alva?

The School District of Lee County runs the public schools in Alva. Your address does not simply set your school. Elementary and middle schools use a Proximity Plan. Parents rank the schools in their proximity zone, and then a lottery fills seats using things like siblings and distance.

High school uses three large choice zones (West, East and South), each one divided into sub-zones. Magnet and advanced programs have their own forms. What do people do for fun in Alva?

Caloosahatchee Regional Park covers 768 acres. It has more than 20 miles of trails for hiking, mountain biking and horses, plus basic camping and river access. Hickey Creek Mitigation Park adds five miles of looped trails and a kayak landing. Bob Janes Preserve is Lee County's largest conservation preserve at 5,895 acres, and it has 10 miles of marked hiking trails.

Alva Park and Community Center on North River Road has ball fields, tennis courts and a playground. For shopping, dining and events, residents drive west to Fort Myers or south to Lehigh Acres.

What costs should I plan for in Alva besides the mortgage?

Rural homes come with rural systems. Ask if the home uses a private well and septic system. Budget for water tests, septic pumping and pump repairs. Confirm internet and cell service for the exact address, because service can vary on rural roads.

Is the home your permanent residence on January 1? Then file for the homestead exemption with the Lee County Property Appraiser by March 1. It takes the first $25,000 of assessed value off all property taxes. It also takes up to $26,411 more off non-school taxes on value above $50,000. After that, the Save Our Homes cap limits yearly rises in assessed value to 3%.

Insurance still matters inland. Get home and flood quotes for each property, mainly near the river and creeks. Also get a wind mitigation inspection to record roof and window features.
