North Fort Myers, Florida sits on the north bank of the Caloosahatchee River. It is an unincorporated community, across the river from downtown Fort Myers and next to Cape Coral. What is it like to live in North Fort Myers?

North Fort Myers is a census-designated place, not a city, so Lee County handles zoning, roads and permits. The 2020 Census counted 42,719 residents on about 49 square miles of land. The area runs from the river north toward the Charlotte County line, between Cape Coral on the west and rural land to the east.

Near the river, homes sit on the water and on canals, while farther north and east, lots get larger and the land turns rural. Daily errands run along US 41 (North Tamiami Trail), Business 41 and Pine Island Road. Walkability depends on the street, so check addresses on Walk Score.

Which parts of North Fort Myers should I look at?

Start with water and your commute. The southern streets near the river and Hancock Bridge Parkway are closest to downtown Fort Myers, and some canals there reach open water. The US 41 corridor holds most of the shops, plus condo and manufactured-home communities. The east and north have larger lots near I-75 and the county preserves.

How do people get around and commute from North Fort Myers?

US 41 and Business 41 cross the Caloosahatchee on bridges into downtown Fort Myers, and I-75 runs through the east side of the area. Pine Island Road leads west to Cape Coral. The Census Bureau puts the average commute for local workers at 28.4 minutes.

LeeTran runs bus routes in North Fort Myers. Southwest Florida International Airport (RSW) is southeast of Fort Myers, has nonstop flights to more than 75 places.

How do schools work in North Fort Myers?

The School District of Lee County runs the public schools here. You are not simply assigned by a boundary line. Elementary and middle schools use a Proximity Plan. Parents rank the schools in their zone, and then a lottery fills seats, using factors such as siblings and distance.

High school uses three large choice zones (West, East and South), and each one is split into sub-zones. Magnet and advanced programs have their own applications, including International Baccalaureate, Cambridge, FGCU Collegiate and the arts. What do people do for fun in North Fort Myers?

The North Fort Myers Park and Recreation Center has pickleball, basketball and volleyball courts. It also has ball fields, an 18-hole disc golf course and a fitness center. Prairie Pines Preserve covers 2,654 acres and has about 17 miles of trails for hiking and horseback riding.

Caloosahatchee Creeks Preserve has a 1.5-mile boardwalk and paved trail east of I-75. On the west side, a kayak launch leads into Popash Creek. Downtown Fort Myers is just across the bridges, with the Edison and Ford Winter Estates and the River District.

What costs should I plan for in North Fort Myers besides the mortgage?

Get insurance quotes for the exact home before you make an offer, whether it is a canal house, a condo or a manufactured home. Flood insurance is a separate policy, often with a 30-day wait. In 2022, Hurricane Ian pushed storm surge up the Caloosahatchee, so look closely at the height and flood history of any riverfront or canal home.

Is the home your main residence on January 1? Then file for the homestead exemption with the Lee County Property Appraiser by March 1. It takes the first $25,000 of assessed value off all property taxes, and up to $26,411 more off non-school taxes, on value above $50,000. After that, the Save Our Homes cap limits yearly rises in assessed value to 3%.

Where it is offered, water and sewer come from FGUA's North Fort Myers system, and other homes use wells and septic. Add community fees to your monthly budget, from HOA dues to lot rent in some manufactured-home parks.
