Pros and cons of moving to North Fort Myers

The pros and cons of moving to North Fort Myers come down to two sides. One side is location and housing variety. The other is storms, insurance and driving. Here is a balanced list to weigh before you visit. For daily life in more depth, read the North Fort Myers community guide.

Pro: close to downtown Fort Myers without tolls

The US 41 and Business 41 bridges cross the Caloosahatchee into downtown Fort Myers. Neither charges a toll, unlike the Midpoint and Cape Coral bridges downriver.

Pro: wide range of housing types

Within one community you can find canal homes, condos, manufactured-home communities and rural acreage. That range lets you compare very different homes without changing school district or county. See North Fort Myers homes for sale.

Pro: large preserves and county parks

Prairie Pines Preserve covers 2,654 acres with about 17 miles of hiking and horse trails. Caloosahatchee Creeks Preserve adds a boardwalk and a kayak launch. The North Fort Myers Park and Recreation Center has courts, fields and disc golf.

Pro: water access for boaters

Some canal and riverfront streets connect to the Caloosahatchee and on to the Gulf. Access depends on the route and bridge clearances, so confirm them for your boat.

Pro: no state income tax

Con: hurricane and surge exposure

Hurricane season runs June 1 to November 30. In 2022, Hurricane Ian pushed 5 to 8 feet of surge above ground up the river in Fort Myers. That is across from North Fort Myers' riverfront, so elevation matters near the water.

Con: insurance costs and paperwork

Most homes need windstorm coverage. Many need separate flood insurance, which usually has a 30-day wait. Quotes vary by address, so get them before you make an offer.

Con: you will drive for most things

Daily errands run along US 41, Business 41 and Pine Island Road. Walkability is limited in most areas. The average commute for local workers is 28.4 minutes, according to the Census Bureau.

Con: rules change from street to street

HOAs, 55+ deed restrictions, park rules and county zoning all apply in different places. They can limit boats, RVs, rentals and animals, so read the documents early.

Con: wells and septic on some properties

FGUA serves many homes, but others rely on a private well and septic system. That means testing, pumping and repairs are your responsibility.

Is North Fort Myers a good place to buy a home?

It fits buyers who want river access, a range of home types or more land close to Fort Myers. It fits less well if you want to walk to errands or avoid flood insurance questions. Visit several parts of the community before you decide.

Did Hurricane Ian affect North Fort Myers?

Yes. Ian's surge moved up the Caloosahatchee in 2022. Homes along the river and canals need a close look at elevation and flood history. Ask for the seller's flood disclosure, which Florida requires at or before contract signing.

Is North Fort Myers growing?

The Census Bureau counted 42,719 residents in North Fort Myers in 2020. Check the county's planning and permit records for new projects near any home you consider.
