Pros and cons of moving to Bonita Springs

The pros and cons of moving to Bonita Springs come from its setting between the Gulf, Estero Bay and I-75, at the south end of Lee County. Here is a balanced list to weigh before you pick an area.

Pro: Gulf beaches and a state park next door

Bonita Beach Park and the numbered beach accesses line Hickory Boulevard, and Lovers Key State Park, just north, has more than two miles of beach, kayak launches and trails.

Bonita Beach Park has a paddlecraft launch. Its parking lot closed on September 8, 2026, for Hurricane Ian repairs, with access through Bonita Beach Access #1, so check the county's updates.

Pro: a river downtown with parks

The Imperial River runs through downtown, where Riverside Park and the public library sit side by side. The Everglades Wonder Gardens on Old 41 Road dates to 1936.

Pro: between two metro areas

Bonita Springs sits between Fort Myers and Naples with direct I-75 access. The Census Bureau puts the average commute at 24.2 minutes, and RSW offers nonstop service to more than 75 destinations.

LeeTran's ULTRA On Demand service offers rides inside the city.

Pro: city recreation and amenities

The city runs a recreation center, a community pool, a dog park and Bonita Nature Place. Many planned communities add golf, clubs and preserves.

Pro: no state income tax

Florida does not impose a personal income tax. Full-time residents can file for homestead and benefit from the 3% Save Our Homes cap.

Con: flood risk near the Gulf and the river

The city has AE and VE high-risk flood zones. In 2017, Invest 92L and Hurricane Irma raised water in some areas by 6.5 feet, and the river rose again after Ian. Hurricane season runs June 1 to November 30.

Your evacuation zone and flood zone are different, so look up both for every address.

Con: insurance costs

Flood and wind premiums depend heavily on elevation and construction. Federal flood policies cap residential building coverage at $250,000, so larger homes may need excess coverage.

The city notes that each foot a building sits above the required flood elevation can cut flood premiums by nearly half, so the elevation certificate matters.

Con: HOA and club fees

Many planned communities carry HOA dues, and some require club memberships or sit inside a CDD. Those fees add to the monthly cost on top of the mortgage, so read the budgets before you offer.

Ask for club membership rules, the HOA budget and any special assessments before you commit.

Con: car-dependent and busy in season

Outside a few blocks downtown and parts of the beach, you will drive for most errands, and US 41 and Bonita Beach Road get busy in peak months. See the Bonita Springs cost of living and browse Bonita Springs homes for sale.
