Pros and cons of moving to Captiva

The pros and cons of moving to Captiva come down to a few things. On one side are beaches, water and a small-island setting. On the other are storms, insurance and distance. This balanced list helps you decide before you visit. For daily life, read the Captiva community guide.

Pro: Gulf beaches managed by a local district

The Captiva Erosion Prevention District manages beach renourishment, dunes and habitat. It completed its latest renourishment project as of January 7, 2026. Alison Hagerup Beach Park and Turner Beach are both on the island.

Pro: a plan that protects low density

Lee County's Captiva Community Plan aims to keep the island's historic low-density residential pattern. It also aims to protect beaches, mangroves, water quality and dark skies.

Pro: water on both sides

Gulf-front homes sit on the beach, and bayside homes open onto calmer water toward Pine Island Sound for boating, fishing and paddling.

Pro: Sanibel's refuge and paths next door

The Ding Darling refuge, SCCF preserves and more than 26 miles of shared use paths on Sanibel are a short drive away. The Captiva Memorial Library sits on Chapin Lane.

Pro: no state income tax

Florida's constitution bars a state tax on personal income beyond the federal credit. Insurance and property taxes still count; see the cost of living on Captiva.

Con: high storm exposure

Ian struck in September 2022 as a Category 4 storm. Helene and Milton added damage in 2024. Barrier islands are among the first ordered to evacuate. Lee County says clearing the county can take up to 41 hours.

Con: insurance and the 50% rule

Much of the island is in high-risk flood zones. Renovations costing 50% or more of the structure's value trigger full flood compliance. That can mean elevating the home.

Con: every trip runs through Sanibel

The only road crosses Sanibel and the toll causeway. Captiva is about 31 miles from Fort Myers. Groceries, pharmacies and larger stores are on Sanibel or the mainland.

Con: septic and limited services

Many homes rely on septic systems. The closest Lee Health hospital is HealthPark Medical Center in south Fort Myers.

Con: a shoreline shaped by storms and passes

Storms have reshaped Captiva before. A 1921 hurricane created Redfish Pass, and a 1926 storm cut Blind Pass. Near the passes, ask how shoaling and past dredging have changed the shoreline.

Con: association layers and visitor traffic

Tourism is the main business, and owning in South Seas adds association rules and fees. Village streets see more visitors in season.

Common questions

Is Captiva a practical place to live year-round?

It can be, if you plan for the drive through Sanibel for errands and healthcare. Also plan for early evacuation in storm season. Compare it with Sanibel before you decide; see Sanibel homes for sale.

How did Hurricane Ian affect Captiva?

Ian heavily damaged the Sanibel Causeway in 2022. It cut road access to Sanibel and Captiva until the causeway reopened in October 2022. Helene and Milton added damage in 2024. Review each property's repair history, elevation and permits.

Do Captiva residents need a hurricane re-entry pass?

Yes. The City of Sanibel issues green residential re-entry permits to residents and property owners on Sanibel or Captiva. Keep it in your car, since the only road to Captiva crosses Sanibel.
