Pros and cons of moving to Pine Island

The pros and cons of moving to Pine Island come down to water, space and rural character on one side, and a single road, storms and distance on the other. This balanced list helps you weigh them before you tour. For daily life, read the Pine Island community guide.

Pro: water on both sides of the island

Matlacha Pass and Pine Island Sound surround the island for boating, fishing and paddling. Matlacha Park has a fishing pier, boat ramp and kayak launch.

Pro: growth limited by plan

The Greater Pine Island Community Plan sets a standard rural density of one home per 2.7 acres, bars new canals and requires a Planned Development rezoning for projects of ten or more homes.

Pro: preserves, farms and history

Pine Island Flatwoods Preserve covers about 945 acres, and St. James Creek Preserve has a long-active bald eagle nest. At Pineland, the Calusa Heritage Trail at the Randell Research Center is open for self-guided tours.

Pro: a public elementary school on the island

Pro: no state income tax

Florida's constitution bars a state tax on personal income beyond the federal credit. Insurance and property taxes still count; see the cost of living on Pine Island.

Con: one road on and off

Pine Island Road through Matlacha is the only road connection to the mainland, and Hurricane Ian caused major damage at the bridge in 2022. Traffic through Matlacha is heavy in season.

Con: storms and evacuation time

Hurricane season runs June 1 through November 30. Lee County says moving people out of the county can take up to 41 hours, so islanders should leave as soon as their zone is ordered out.

Con: flood insurance and the 50% rule

Waterfront homes often sit in high-risk flood zones. Renovations costing 50% or more of the structure's value trigger full flood compliance, which can mean elevating the home.

Con: longer trips for shopping and healthcare

The nearest Lee Health hospital is Cape Coral Hospital, east along Pine Island Road. Bokeelia, Pineland and St. James City are farthest from the bridge.

Con: wells, septic and limited transit

Some homes use private wells and many rely on septic, so testing and pumping are on you. LeeTran does not list a regular route to the island, so you will drive nearly everywhere.

Common questions

Is Pine Island a good fit for boaters?

It often is, with water on both sides and public launches such as Matlacha Park. Check seawall and dock condition, permits and the route to open water for your boat.

How did Hurricane Ian affect Pine Island?

Ian caused major damage to the bridge leading to the mainland in 2022, and grid repairs continued into March 2023. Helene and Milton added damage in 2024. Review each home's elevation, permits and repair history.

Can Pine Island grow much more?

Growth is limited by the Greater Pine Island Community Plan, which sets low rural densities and bars new canals. The county also watches traffic to protect hurricane evacuation times.
