Where are new homes being built in and near Prosper?

Windsong Ranch, in west Prosper, is planned by its developer for about 3,324 single-family homes on more than 2,000 acres. It has four amenity centers and over 600 acres of green space. Star Trail sits just north of US 380 along the Dallas North Tollway.

Just outside town limits, Light Farms is in the City of Celina with a MUD for water and drainage, and most of its students are zoned to Prosper ISD. Artesia gets water and sewer from Celina. Confirm the city, taxing units and school district for each lot.

How does buying from a builder work?

The model-home sales consultant works for the builder. Bring your own agent on your very first visit, or register your agent before you walk in. Many builders will not recognize an agent added later.

Texas has state-promulgated new home contract forms, but many builders use their own agreement. Review completion dates, delay terms and deposit rules with your agent. Builders often offer upgrades or closing-cost help instead of a lower price. Compare any lender incentive with an outside loan estimate.

Which inspections should you schedule on a new Prosper home?

Hire your own inspector. Book a pre-drywall inspection while framing, wiring and plumbing are visible. Book a final inspection before closing. Add one more check before the builder warranty ends, and keep every warranty document in one folder.

How do MUD and PID taxes work around Prosper?

A MUD builds water, sewer and drainage and repays bonds with its own tax. A PID repays improvements with an annual assessment, which can often be paid off early. The seller must give you a written notice before you sign on a home in either.

Put every district, plus HOA dues, into the mortgage calculator. Then read property taxes in Prosper and compare with Prosper homes for sale already on the market.

Common questions

Do I need my own agent to visit a Prosper model home?

It is not required, but the sales consultant represents the builder. Many builders require your agent to come on the first visit to be recognized. Your own agent can review the contract, lot premiums, incentives and district notices with you.

Does Light Farms have a MUD?

Yes. Light Farms is in the City of Celina, and its water and drainage are handled by a MUD. Most of its students are zoned to Prosper ISD, with part of one section in Celina ISD. Ask for the MUD notice and current rate.

When will the Dallas North Tollway extend through Prosper?

The tollway currently ends at West First Street. NTTA is building the next phase north to FM 428 and lists its opening as late 2027. Expect construction along the corridor until then.

Can Mariela move quickly on an inventory home?

Yes. Finished homes can close on a short timeline, and Mariela works at your pace. She can review the builder contract and line up a final inspection quickly.
