Which taxing units appear on a Prosper tax bill?
On the Collin County side, a typical bill includes the Town, Collin County, Prosper ISD and Collin College. For the 2025 tax year, Collin County lists Town of Prosper $0.505, Collin County $0.149343, Prosper ISD $1.2141 and Collin College $0.08122 per $100 of value.
On the Denton County side, Denton County adopted $0.183394 for 2026-27. Addresses in the southwest corner are in Denton ISD, which adopted $1.1528 for 2026-27. Other units set their 2026 rates in the fall.
What homestead exemptions can Prosper owners claim?
School districts must exempt $140,000 of a homestead's value, plus $60,000 more for owners 65 or older or disabled. The Town of Prosper exempts 17.5% of a homestead's value, at least $5,000, and $10,000 for owners 65 or older.
Collin County exempts 5%, at least $5,000, and Collin College exempts 20%, at least $5,000. File with the Collin Central Appraisal District, or Denton CAD for west Prosper, once the home is your principal residence.
How does the 10% homestead cap work?
After you qualify for a homestead exemption, the taxable appraised value generally cannot rise more than 10% a year, plus new improvements. The cap starts the year after you first qualify. New construction is often valued as a lot first, so expect a jump once the home is finished.
What could a Prosper tax bill look like?
This example uses a $600,000 homestead on the Collin County side, in Prosper ISD, with no MUD or PID and 2025 rates. Town: $495,000 taxable, about $2,500. County: $570,000 taxable, about $851. Prosper ISD: $460,000 taxable, about $5,585. Collin College: $480,000 taxable, about $390.
That totals about $9,326 for the year. Your bill will differ with value, county, district and special districts. Test your own numbers in the mortgage calculator.
How do you protest your appraised value?
The usual deadline is May 15 or 30 days after the appraisal district mails your notice, whichever is later. File online or on the Comptroller's protest form, and an Appraisal Review Board hears the case. Recent sales of similar homes are your strongest evidence.
How do MUDs and PIDs change the bill?
A MUD adds its own tax rate, and a PID adds an annual assessment for improvements. Light Farms, just north in Celina, has a MUD for water and drainage. The seller must give written notice before you sign on a home in a MUD or PID.
Special districts are most common in new communities. See new construction homes in Prosper and the full cost of living in Prosper.
