Pro: parks and trails across town
The Town counts 634 acres of parks and 61 miles of developed hike-and-bike trail. Frontier Park covers 79.7 acres with lighted sports fields and a splash pad, and Town Lake Park opens onto a 27-acre lake for fishing and paddling.
Pro: medical campuses on US 380
Cook Children's Medical Center–Prosper, with an emergency department, and Children's Health Specialty Center Prosper both sit on the US 380 corridor.
Pro: direct tollway access
The Dallas North Tollway runs through town toward Frisco, Plano and Dallas. The Prosper EDC puts DFW Airport and Love Field within about a 40-minute drive.
Pro: no state income tax
Texas has no state personal income tax, which can offset part of the property tax bill in your overall budget.
Con: higher local tax rates
The Town's rate is $0.505 per $100, and Prosper ISD's 2025 rate was $1.2141, before county and college rates. HOA dues are common too. Read property taxes in Prosper before setting a budget.
Con: ongoing road construction
NTTA is extending the tollway north toward FM 428, with an opening listed for late 2027. The Town is also widening roads such as Coit, Custer and Frontier Parkway, so expect work zones for years.
Con: services split by address
Prosper spans two counties, two school districts and three electric utilities, and nearby Light Farms and Artesia use Celina utilities. Nearby homes can differ in utility provider and tax rate. Every lot needs its own check before you write an offer.
Con: a car for nearly every trip
There is no DART or DCTA rail service. Curb-to-curb rides exist for eligible residents, but most errands and commutes need a car.
Con: spring storms and hail
North Texas spring storms can bring large hail and tornado warnings. Budget for insurance with a clear hail deductible, and know the Town's siren and alert systems.

Is Prosper mostly new construction?

How long will tollway construction last?
NTTA lists the next Dallas North Tollway phase, north to FM 428, as opening in late 2027. Town road widening projects run on their own schedules. Check the Town's construction page for any lot near a major road.
