The cost of living in Fort Myers Beach is driven by housing, flood and wind insurance, and property taxes. All of these are shaped by life on a barrier island. Florida has no state personal income tax.

How much does housing cost in Fort Myers Beach?

New elevated homes, older ground-level homes and Gulf-front condos can differ widely in price, insurance and repair risk, so compare like with like.

What will property taxes add?

Property taxes depend on the assessed value and your exemptions. They also depend on the combined rates of the local government, county, school board and special districts. A homestead exemption removes $25,000 of assessed value from all taxes. It removes up to $26,411 more from non-school taxes. The Save Our Homes cap then limits yearly increases to 3%.

How much should I plan for insurance in Fort Myers Beach?

Flood insurance is the largest variable. Nearly all of the island is in VE or AE zones on maps effective November 17, 2022. Federal flood policies cap home coverage at $250,000 for the building and $100,000 for contents. So many owners add private excess flood coverage.

A July 24, 2025, FEMA letter closed the Town's probation and let it enter the Community Rating System. Ask your agent which discount applies now. A new federal flood policy often has a 30-day wait, and wind coverage is quoted separately.

Who provides utilities on Fort Myers Beach?

The Town of Fort Myers Beach runs the island's water utility, and all residents also pay stormwater fees. Florida Power & Light serves Lee County. LCEC's published service area does not list Fort Myers Beach. Confirm the electric provider for the address before closing.

What else should I budget for on the island?

Plan on a car. LeeTran trolleys do run between the Beach Park and Ride, Times Square and Lovers Key. Route 50 links the Park and Ride to RSW. Estero Boulevard is the only through road, so peak-season traffic is part of daily life.

Florida's state sales tax is 6%, and Lee County adds a 0.5% discretionary surtax, for 6.5% on most purchases. Florida does not impose a personal income tax.
