What kinds of homes are for sale on Fort Myers Beach?

The Town of Fort Myers Beach covers 2.78 square miles of land and counted 5,582 residents in the 2020 Census. Estero Boulevard runs the length of the island, with Gulf-front buildings on one side and bayside canal streets on the other.

Ian made a direct hit on September 28, 2022, and the Town says nearly every structure was affected. Today you will see new homes built to the current flood maps next to older ground-level homes, plus condos along the Gulf.

Which part of the island should I search first?

The north end holds Times Square, Lynn Hall Memorial Park and Bowditch Point near the Matanzas Pass Bridge. Mid-island mixes Gulf-front buildings with bayside canal streets near Bay Oaks Park and the Mound House. The south end runs toward Big Carlos Pass and Lovers Key State Park.

What should buyers check on a Fort Myers Beach home?

Nearly all of the island is in VE or AE high-risk flood zones on maps effective November 17, 2022. Ask whether the home was built or elevated to those maps, and ask for the elevation certificate.

For older homes, get the building value from the Property Appraiser's Tax Roll Value Letter, since half of it is the 50% rule threshold for repairs. Ask whether the home was substantially damaged by Ian, Helene or Milton, and whether permits were closed.

Is Fort Myers Beach the same as Fort Myers?

No. Fort Myers Beach is a separate town on Estero Island, incorporated in 1995, with its own government and permitting. Fort Myers is the city on the Caloosahatchee River.

Is Fort Myers Beach still rebuilding after Hurricane Ian?

Yes. The Town says nearly every structure was affected in 2022, and rebuilding is ongoing. In 2026 the Town started a Recovery and Resilience Plan to guide the next phase.

What is the 50% rule on Fort Myers Beach?

If repairs or improvements exceed 50% of a structure's market value, the whole building must meet current floodplain rules. The Town accepts the Property Appraiser's building value or a qualifying appraisal to set that value.

How do I get on and off the island?

Two bridges connect Estero Island to the mainland: the Matanzas Pass Bridge at the north end and the new Big Carlos Pass Bridge at the south end. The new bridge had its ribbon-cutting on June 30, 2026.
