Little Elm is a lake town. The local economic development corporation says 53% of the town is water. It is spread over four peninsulas with more than 66 miles of shoreline. Most homes are single-family houses. The original peninsulas near the Lakefront District hold the older neighborhoods.
The town is growing fast, from 46,453 residents in 2020 to an estimated 62,727 by July 2025. Much of that growth is in planned communities such as Spiritas Ranch, Valencia on the Lake and Union Park. About 70% of homes are owner-occupied, so you will see lease listings too.
Which parts of Little Elm should I search first?
For lake access and an established street, start in the lakefront core along Eldorado Parkway and FM 423. For a newer home with community amenities, tour the US 380 corridor and Valencia on the Lake. Do Frisco shopping and SH 121 matter most? Look at the east side near Sunset Pointe and Frisco Ranch.

What should buyers check on a Little Elm home?
Confirm the school district for the exact address, because four districts serve parts of town. Ask whether the lot is in a public improvement district or a fresh water supply district. Get the annual amount in writing.
Near the shore, ask for a survey that shows any U.S. Army Corps of Engineers flowage easement. The Corps bans homes below the 537-foot contour on easement land. Also confirm whether CoServ or another utility delivers power.
