Which Little Elm communities have new homes?

Spiritas Ranch: developer Centurion American plans 40-, 50- and 60-foot lots, with builders such as First Texas, Lennar, Mattamy, Pulte and D.R. Horton. It is served by Denton ISD.

Valencia on the Lake: the developer lists builders including Beazer, First Texas and Mattamy. The community is assigned to Little Elm ISD.

Union Park: a Hillwood community north of US 380. It is served by Denton ISD's Union Park Elementary. Builder lineups change, so confirm who is building now before you visit.

How should I buy from a builder?

The model-home sales consultant works for the builder. Bring your own agent on your first visit, or register your agent before you walk in. Many builders only honor representation from that first visit.

Texas publishes new home contract forms for incomplete and completed construction. But builders often use their own agreement. Review completion dates, earnest money, upgrade deposits and delay terms with your agent before you sign.
