The pros and cons of moving to Little Elm, TX center on the lake, fast growth and distance from job centers. Here is a balanced look before you start touring.

Pro: How much lake access does Little Elm have?

A lot. The local economic development corporation says 53% of the town is water, with more than 66 miles of Lewisville Lake shoreline. Little Elm Park has a public swim beach, a boat ramp and camping.

Cottonwood Creek Marina offers wet slips, a fuel dock and rentals, so you can keep a boat close to home.

Pro: What does the Lakefront District offer?

The Town-run Lakefront District groups The Lawn event space, The Rec fitness center, The Cove indoor water park and Cottonwood Creek Marina. The Lakefront Trail runs about 4 miles along the shore to McCord Park.

The Cove is open year-round, which gives you an indoor option during summer heat and winter cold.

Pro: Are there many newer homes?

Yes. Planned communities such as Spiritas Ranch, Valencia on the Lake and Union Park add newer homes with community amenities. That gives you options if you would rather not take on an older house.

Pro: Is Frisco close by?

The east side of town sits near Frisco, and parts of it are zoned to Frisco ISD. SH 121 and the Dallas North Tollway lead toward jobs in Frisco and Plano.

Con: How long is the commute from Little Elm?

The Census Bureau puts the average commute at 34.6 minutes. Little Elm is not a DART or DCTA member, so there is no local rail or bus to fall back on.

Drive your likely route at rush hour before you choose a community, especially if you work south of SH 121.

Con: What do PIDs and water districts add?

Several newer communities carry PID assessments, and Paloma Creek is served by fresh water supply districts that levy their own tax. Two similar homes can have very different monthly costs, so compare the full tax picture.

Ask for the PID notice, the annual installment and how many years remain before you compare two homes.

Con: Is there a lot of road construction?

Yes. Fast growth brings road work, such as the Town's phased widening of Hill Lane. US 380 also carries heavy traffic, so test your route at rush hour.

Con: What lake-area risks should I check?

The Corps lists Lewisville Lake's normal pool at 522 feet, and water can rise well above that after heavy rain. Some lots carry flowage easements below the 537-foot contour, and some lie in flood zones. Hail and winter freezes are regional risks too.
